Unlocking Hidden Housing Potential
OPIP is a new property company focused on creating much-needed homes by identifying and developing windfall sites—small, unallocated plots with strong planning potential.
By combining local planning expertise with disciplined development and investment skills, we turn overlooked land into high-quality, sustainable housing.
Our Mission
To help ease the housing shortage by bringing forward discreet, well-designed schemes that respect local character, meet policy requirements and deliver genuine community value.
What We Do

Horseshoe Bungalow
At OPIP, we specialise in promoting land through the planning process to unlock its true potential. Our latest project, Horseshoe Bungalow in Preston near Canterbury, is a clear example of how we work with landowners and local authorities to secure planning permission and create long-term value for both landowners and the community
We secured planning permission in Preston, Kent, for a residential scheme that transformed a single, badly dilapidated property into a valuable new asset and added an additional dwelling. The project involved obtaining consent for substantial extensions to the existing house, modernising and significantly improving its condition, while also achieving approval for an additional self-contained dwelling on the site. This successful outcome not only revitalised a neglected home but also delivered an extra housing unit, enhancing the overall quality and capacity of the local housing stock.
